WATER: The Butte Ranch receives free water for its wetlands flooding through an old 1922 water agreement between three (3) drainage districts and landowners. The Butte Sink water flows through a network of gates and pipes maintained and controlled in a cooperative manner with neighboring properties. Through this process, the Butte Ranch and its neighbors control their water levels consistent with their hunting and wetland objectives. In addition, the Butte Ranch has its own deep well and pump that could be used for wetlands flooding if necessary. That necessity has never occurred and the well historically has only been used for pre-hunting season irrigation.
IMPROVEMENTS: The clubhouse, a beautiful classic duck hunting lodge type structure, consists of 9 bedrooms, 5 bathrooms, a large common room/dining room with a warming rock fireplace, excellent kitchen, mud room, and a large patio-deck. The clubhouse is surrounded by lawns for dog exercise, a horseshoe pit. and clay pigeon shooting. It is situated approximately mile from the boat dock and wetlands, which are accessible by deeded road access through adjoining orchards. The clubhouse area occupies 2 acres pursuant to a 99-year lease entered into in March 1974. The Lessor is the owner of the adjacent orchard property. Also on the clubhouse acreage are the caretakers living quarters, outbuildings consisting of covered storage for boats and ranch equipment, a storage shed, a decoy storage shed, a duck hanging facility and dog kennels.
