The majority of the land is rolling river bottom with hardwood cover including oak, pecan, walnut, elm, cottonwood, soapberry, hackberry and mesquite trees. There are many varieties of browse for deer. Excellent native grasses include little bluestem, side oats, tabosa, silver bluestem, blue grama, harry grama, buffalo and switch grass. Elevations range from 1250 ft. to 1330 ft. There are several pastures, three of which were previously planted in wheat. Most of the ranch is a strong red sandy soil.

The ranch house is roomy with approximately 1800 sq. ft. and has electricity and running water. The house, barn and working pens are located on the west side off Ogden Road. Fences on the ranch are good, and interior roads are well maintained.

The ranch has an abundance of water with the primary source being the Baylor Water Supply Co-op, which is piped throughout the ranch to many fiberglass and concrete troughs. The Brazor River runs from north to south for approximately four miles along the length of the western boundary. There are also several stock ponds.
