Water: The house and barns are supplied water by Coleman County Water Supply with the waterline located along the entire east boundary of the ranch. There is a government lake just below the house that spans up to 40 acres when it is full. The lake is a major resource for the migratory waterfowl and will have hundreds of ducks on it in the fall and winter.
About 3700 feet of both side of Bull Creek runs though the property of the west half. The creek is dammed up in two different spots.

Wildlife: This is a bird hunters paradise. The government lake is a big attraction for all waterfowl in the area. This ranch is also directly in the mourning dove flyway and has provided many great hunts over the years. Quail populations are on the way up and large coveys are often seen at the quail feeders located on the ranch. Whitetail deer and turkey are found traversing the thicker country along Bull Creek or in the 40 acre wheat field located on the west side of the ranch. There is no shortage of wildlife on this place.
Topography/Vegetation: The topography is gently rolling intersected by the two creek bottoms that run through the ranch creating many distant views. A third of the ranch is dense brush including, mesquite, live oak, hackberry, agarita, bee brush, cat claw and many other brush vegetation native to this area. The rest of the ranch is in native grasses, a 40 acre wheat field and 60 acres of sunflowers.
