We're just beginning building our second off-grid community in Eastern Arizona. And, we already have over 112 people who have expressed interest in working towards self-reliance in an off-grid community setting. Our first community has just under half of the 250 lots still available, which is in West-Central Utah. The one in AZ will be similarly organized.
About the Land
The lots at Coslor Cove homesteading community lots range from 2.0 to 4 acres (most will be two). Coslor Cove is a 1,298 acre North of the Apache-Sitgreaves National Forest. It's about a mile and a half North-to-South and 3 miles wide. The water authorities told us that we could drill all the wells we want, as we're near the fountain head of Arizona's largest aquifer -- the Coconino.

Coslor Cove is a creation of OSR Green, LLC, which will deed over the ownership of the land to the Arizona OSR Land Co-op, once the everything is ready. That co-op will be a non-profit land developer created for the benefit of those who join and become co-owners of the land. This is not a political or religious project, it is an agricultural cooperative organized according to AZ law. Unlike traditional land developers, the co-op's focus is on saving shareholders money, not on maximizing profits.
OSR Green has already created and turned over management of Riverbed Ranch, Utah, to the board of the Utah OSR Land Co-op. That town already has around 120 full-time residents. They along with the other co-owners are all busy building out their passive-solar homes, barns or shops, greenhouses, as well as their septic, solar and water well systems.
Requirements
There are no CC&Rs and no plans for an HOA (we are allergic to HOAs).
Each shareholder, however, agrees to build the following within 3 years:
1. A passive solar home, of at least 600 square feet, that requires little or no energy to heat or cool. We recommend at least 800 square feet of living space.
2. Shop or Barn for animals and/or storage (no minimum size)
3. Greenhouse, minimum 600 square feet, 1,200 recommended.
4. Garden/orchard
5. A well
6. Approved sanitation system.
Our guesstimate is that all this will take a MINIMUM of $235k in resources to build out. And, no, we can't offer financing (though we are scouting for private real estate investors who could!)

(it's called a proprietary occupancy agreement and can be bought and sold).

- Casitas you can rent inexpensively if you're coming from a great distance to tour,
