Description: This property is a combination of irrigated farmland, dryland farmland, native grass, and playa lake bottom. Good access is provided by county roads. The tenant states that there are two irrigation wells that are producing a total of approximately 300 gallons of water per minute. There is a 7 tower sprinkler system on the land that is owned by the Tenant and does not convey with the sale. A Buyer will need to install another sprinkler system in order to irrigate this land efficiently. Other acres are watered with underground tile using furrow irrigation. The current sprinkler system applies water to approximately 122 acres. Cotton, wheat, cattle forages, and grain sorghum are the typical crops being raised on this land. The north part of the farm is the best land. The south portion includes the playa lake bottom and native grass. Fences around the lake and grass are in poor condition with some age, but are currently being used to hold cattle on the property. The farm is currently leased for 2018 to a local farmer. The lease is a crop share agreement. See attached soil maps. View photos on my website.
