Topography and Landscape: The topography of the ranch consists of rolling native grass with the Willow Creek draw running from north to south through the western half of the property. Scattered mesquite trees among others provide cover for wildlife. Coming off the Willow Creek is a large dirt tank that holds water for the majority of the year. Soil types for the ranch are Wilson clay loam and Lester silt loam.
Water: The ranch has 1 working windmill with a large steel tank and overflow pond located in the north central area of the ranch. A large dirt tank is located in the south portion of the ranch that is fed by the Willow Creek keeping it holding water the majority of the year.
Improvements: A small set of working pens and a fenced trap for gathering cattle are located by the windmill. Fences are in good condition.
