The ranch lies along the Red River in southeastern Tillman County Oklahoma, 1 mile west of the Cotton County line. The property is about a 10 minute drive from Grandfield, Oklahoma.

Water:

Blue Creek 153 borders the Red River on the south, and Blue Creek which is spring fed on the west. Both the river and creek provide recreational opportunities. The home is supplied water from a well. There are two fresh water wells on the property.

Wildlife:

Blue Creek offers some excellent catfishing opportunities. The ranch has not been grazed in several years, so the natural grasses are abundant and healthy providing great nesting cover for bobwhite quail and turkey. The variety of trees also offer great winter browse for whitetail deer and roosting sites for turkey. The sandy soil is also great for forbe growth and diversity to supply wildlife with an abundance of feed and nutrition. The ranch is home to whitetail deer, turkey, quail, and feral hogs on occasion.

The ranch has a 2,000 sq/ft. Berm style home that was built in 1980. It is powered by both electricity and propane. Being a berm style home the energy cost to heat and cool is minimized from the lack of exposure to the sun, wind, and temperature. The home has a covered parking area and an outside storage shed. There is also a barn on the property that could be used for storage, and a loafing shed.
