The Snively Ranch consists of approximately 3648 deeded acres located in one of the most productive areas of Montana and Wyoming. The property is about 20 miles southwest of Lodge Grass, Montana in the foothills of the beautiful Big Horn Mountains.The ranch is watered by reservoirs and springs scattered throughout the entire ranch. All of the brush-filled draws have many springs which keep small ponds supplied with water. This area has deep, dark soils that are so important in the growth of plant life. The elevations on the ranch range from 3600 feet to about 4500 feet. Even with the range of elevation, the entire ranch is accessible for the grazing of livestock. The property has a very unique ranch house with about 3500 sq. ft. all on one level. There are many windows in the house for passive solar heat and an abundance of natural light in the house. There are earth berms on the west and north sides of the house. The inside of the home is constructed with large beams and brick with high ceilings and a very open floor plan in the kitchen, dining, and living areas. This is a real ranch house with a large accommodating kitchen handy for cooking for large crews plus a nice counter bar area to seat up to 4 or 5 people. The master bedroom is large with a walk-in closet and bath both are large. There is a total of three bedrooms, two and a half baths, a very large mud & laundry room at the entry to the home, and a one-car garage attached. All of the buildings on the ranch have new metal roofs that were installed in 2020.The headquarters of the ranch is well supported by outbuildings and corrals to accommodate ranching and the handling of livestock. The ranch is located on the Crow Indian Reservation, but all of the ranch land is deeded and does not rely upon any direct tribal leases to operate the ranch unit.

The owners of this ranch have a private lease of about 3900 acres that they have been operating on in

conjunction with their deeded land. This lease land is about two miles south of the west end of their deeded land. They have had this lease for 15 yearsit has been in lease terms of 5-year increments, and it will

terminate in the fall of 2021. A buyer may be able to secure this lease upon the purchase of the Snively Ranch. Snivelys and Trevor Bogunovich will supply a buyer with the names and information of the leases which can be negotiated directly with the owners on any future lease arrangements. The sellers are not ensuring in any way that this private lease will be available to a buyer. There has been no monetary value attached to the lease land in determining the purchase price of the Snively Ranch.

The Snively Ranch is offered as a turn-key operation with the purchase price including 250 head of cows with calves at side and 15 bulls plus a complete line of machinery and the approximately 3648 acres of

deeded land.

The cows are quality black Angus. The sellers have always purchased their bulls from the Vermillion Ranch, so the cattle are progeny of one of the great Angus breeding programs in America.
