WATER: The ranch is literally oozing with clear, spring-fed water, with 11 permanent springs and almost 1.5 miles of frontage on ever-flowing Pulliam Creek, formerly known as the Middle Fork of the Nueces River. The springs are spread throughout the ranch, providing cool, clean water for livestock and wildlife. There is a water well serving the old ranch headquarters, plus an older well of unknown usability.
Several of the springs have heavier flow, while others offer steady, garden-hose streams and feature exquisite, pristine settings under limestone bluffs laden with maidenhair ferns and other riparian-loving plants. There was once a moonshine distillery located at one spring site, and another offers a hand-carved sink undoubtedly crafted by Native Americans. In addition to the springs, an additional 10 or so seeps have been identified, which stay wet most of the time. Also, Sweeten Hollow Creek flows above ground in several spots much of the time.
Pulliam Creek is a major flowing, river-like creek, with several long, deep holes connected by gurgling shoals running over gravel bars. Water is flowing here all of the time, but shallows can be covered by gravel during dry years, though several of the holes are permanent, above-gravel. This creek offers fishing, swimming, floating and mini-boating, and there are several shaded, creekside parks that are perfect for picnics and relaxation.
LAND: This ranch offers dramatic mountains topped by landmark-type cliff faces overlooking wide, oak-studded valleys and pecan bottoms. A major virtue of this ranch is its extensive deeper soil bottoms in several areas, which are divided by soaring ridgelines affording expansive views of the surrounding countryside. Elevations range from 1,620 to 2,168.
Food plots are scattered throughout the ranch, and hardwoods are numerous and diverse. Several species of oak, plus elm, walnut, pecan, cherry, sycamore and cedar provide cover, and there are many shrubs and native grass varieties as well.
The wildlife population is highlighted by whitetail and axis deer, locally known for both quality and quantity. Aoudad and moufflon sheep are known to inhabit the crags and hillsides. The ranch is also a turkey haven, with roosts in practically every valley, and hogs are present, though not in excessive numbers. Eagles have been sighted amongst the cliffs, and area varmints include bobcats, squirrels, ringtails, skunks and opossums. This country is also home to mountain lions.
IMPROVEMENTS: There are few improvements of value other than an older, clean mobile home under metal roof covering served by a well with submersible pump. A quaint set of barns and pens is picturesque and charming, and the older main ranch house could possibly be restored with considerable talent and $. Ranch fences are mostly poor, and an extensive road infrastructure is in process of being installed.
GENERAL: This observer has not seen a ranch in this area with such a uniform distribution of permanent spring water throughout, plus having a major flowing creek as boundary along one entire side. The combination of spectacular topography, manicured bottomland, spring-fed water and pristine canyons yields a natural creation of considerable value and desirability.
