The Pease River makes the south boundary for approximately two miles. This river runs water most of the year, with several creeks and ravines feeding it upstream. The river attracts wildlife, as the does the surrounding thick brush and trees around it.

Eighteen dirt tanks are throughout the pastures, two of which will hold more than two surface acres of water and another two that will hold one surface acre. The land has multiple shallow ravines and drainages transversing it, allowing you to dam up more ponds if desired.

LAND TERRAIN:

You enter the ranch on the north side, which is the highest point. A 90 acre field on this side is planted in winter wheat every fall for deer and cattle grazing. On the edge of the field is a steep 50 ft. tall ridge providing ten mile long views in three directions, providing a great place to build a lodge. Electricity is approximately one mile away to the ranchs entrance and could be brought down the access easement from the county road.

After this ridge are many clay breaks and escarpments going south, with cedars and scattered mesquite trees. About a half a mile further the land flattens out, with solid turf grasses and mesquite thickets, plus some hardwoods. The mesquites grow denser as you approach the river bottom, which is sandy and has towering cottonwoods and elms, and heavy underbrush such as sumac, wild plum and false indigo. Some areas in the bottom are EXTREMELY thick, with dense wooded motts and HUGE 60 ft. tall trees!

The ranch has a good main road going from the entrance, all the way down to the river. Where this road goes through the rougher areas it has been graveled to prevent washouts, a total of about one mile of gravel. The river fence can be driven along most of the way, in several places it is right next to the bank allowing for easy river access. Other roads around the ranch provide access across the pastures, mostly suitable to UTVs.

HUNTING:

This ranch is fantastic for whitetail deer hunting, with B&C quality bucks harvested each year! Several bucks in the 170s have been taken, with the highest scoring 176 in 2023. The ranch comes stocked with multiple box blinds and feeders. It is surrounded by several other large properties, including an 8,500 acre ranch on the west and north sides and a 2,500 acre ranch on the east. Hunting is managed well by the neighbors. Across the river are several irrigated farms that grow alfalfa, wheat and cotton, providing year around protein to the whitetails. Near the river the owner has a 1.9 acre cleared food plot in place, which could be developed.

You will find lots of turkeys in the bottom river pasture, as they roost in the cottonwoods. On a good year, bobwhites do well here too. The river can have excellent duck hunting in the winter, and the 90 acre wheat field on top has staged some great dove hunts in the past!

Year around hunting for feral hog and predators, such as coyote, bobcat and even mountain lion, are sure to keep you busy season after season.

CATTLE RANCHING:

The ranch has a variety of native grasses and can sustain 80 pairs, with winter hay. Three large pastures allow for rotational grazing the top pasture on the north side has 1,165 acres, the middle pasture has 1,230 acres and the bottom river pasture, 317 acres. The fencing is in good condition, with the south river fence being only ten years old. All pastures have access to water. A new water well was recently dug in the river pasture that flowed an estimated 25 gpm; this well has not been operated yet but was cased.

MINERALS:

The owner doesnt own any mineral rights, so none will convey. There is no oil field production on the land or known pipelines crossing the ranch.

The B&R East River Ranch is competitively priced at $1,625/acre, or $4,558,125 total. All 2,805 acres will convey by a Special Warranty Deed with title insurance policy.
