Cover: Cover varies on the ranch. There are areas of very thick Mesquite pasture. Two old CRP fields are grown up in Mesquite, but open enough to easily hunt. The owners also have two food plot areas. There are large bull Mesquites, Hackberry, Western Soapberry, and a Pecan tree or two along the creek. Browse plants include Wolfeberry, Elbow bush, Algerita, Ephedra, and Filaree.

Fences: The North fence along the creek is in poor condition. Other perimeter fences are in fair to good condition. There is also a cross fence cutting the ranch basically in half that is good condition.

Utilities: There is an electric meter in place, with electricity supplied by Taylor Electric Co-op.

Water: This ranch has an abundance of water! Sweetwater Creek runs the entire north boundary for 1.25 miles. This creek typically has water much of the year. Stink Creek, which is more seasonal, meanders through the property and converges with Sweetwater Creek on the ranch. Additionally, there are two earthen stock tanks on the ranch.

Hunting: Due to its abundance of water, the area holds a large population of whitetail deer, Rio Grande turkeys, and feral hogs. Dove hunting is traditionally very good here as well. The owners keep feeders going throughout the year to help hold game on the ranch.

Minerals: Sellers are offering one-half of their owned mineral rights. There is no active production on the ranch and it is not currently under O&G lease.
