Much of the property is currently in hay production; however, over 50 % of the property is heavily wooded with a variety of native tree species including pine, oak, and elm to name a few.
Water:
The ranch features over 2,000 +/- feet of frontage on both sides of the Angelina River and over 6,000 +/- feet of frontage on both sides of the Everett Branch (creek). There are several springs that exist in the Everett Branch that have some very significant water flow. These springs could potentially be backed up to create some additional surface water on the property for fishing and attracting wildlife. There is a very nice 1.1 +/- AC pond that is just in front of the house that is spring fed. In addition to the surface water features, the current owner has an annual permit to pull over 100 acre-feet of water out of the Angelina River to create a lake or to be used for irrigation.
Terrain/Topography:
Elevation on the property ranges from 440 +/- feet above sea level at the highest point, to approximately 290 +/- feet above seal level at the lowest point near the banks of the Angelina River. Majority of the property is relatively level, though, there are several rolling hills on the east side of the ranch and in the surrounding area. The views from this property are quite breathtaking. Soil types on the ranch include Attoyac fine sandy loam, Redsprings gravelly fine sandy loam, Hannahatchee fine sandy loam, and Laneville loam. Approximately 300 +/- AC of the property are currently in hay production. The first cutting of this year yielded over 900 round bales.
Improvements:
This ranch features a comfortable 3 bedroom 2 bathroom manufactured home. The home sits in an ideal location overlooking the man made lake. There are three barns on the property. The barn sizes are 100 x 75, 100 x 50, and 100 x 40. The barns are used for equipment and hay storage.
