The property has been a historic producer of deer, and I pushed some deer out when flying my drone and jumped others when walking the property. There are four separate smaller tillable fields located next to the thick cover varying in size and totaling around 6.25 acres which would be great areas to plant in various food plots. One could also utilize portions of the larger tillable field to expand and create some even larger complex food plots. If you also are interested in pheasants, I’m probably being conservative in that when walking the property, if I flushed one, I flushed 50 pheasants, and I didn’t have my dogs with that day, so I can only imagine how many I walked by. Even without dogs, I could have had my late-season limit in less than a half-hour. The number of tracks was unbelievable, but it’s due to the prime wintering habitat that the property provides and nesting cover. There are also various open areas in the cattails that, given normal rainfall years (2021 was dry), will give some waterfowl opportunities.Per the sellers, the SW approx. Sixty acres of the property are in an old Fish and Wildlife wetland easement which only limits the draining of the wetland (more info on program details). The tillable components again consist of the smaller fields to the south, which total about 6.25 acres, and then the larger main field that per the FSA field boundaries is approx. 80.93 acres for a total tillable of around 87 acres (see the field map pic at the end of the pictures for sizes and approx. boundaries). The overall CPI rating for the tillable fields comes in at just under 84 out of 100. Even though, given the current commodity prices, the tillable rent probably could be slightly higher, the renter for the tillable has had a long-standing year-to-year agreement with the sellers, and the current deal provides $150/acre. The property currently consists of an existing 14 acres PID, 40 acres PID, and approximately 85 +/- acres of a current 120 +/- acres PID. This existing 120 +/- acres PID includes about 35 +/- acres and a house N of the E/W Partridge Ln that the sellers are going to split off and retain. The point is, the total acreage is approximate and would be determined from a final survey.Taxes are then to be determined with this split but they are currently in a homestead status and would change if switched to non-homestead. There are also great building sites on the property if you’re interested in building a home or cabin. The property lies in the Alexandria School district. How cool would it be as your address would either be Partridge Lane or Pheasant Way! Let’s not forget about all the fishing opportunities in the area.
