METHOD & TERMS
Tracts 1-3 will sell on a per acre basis and will be offered through the marketing method of Buyers Choice, whereas the high bidder can purchase (in any order) any or all 3 tracts for their high bid. Buyers Choice auctioning will continue until tracts all 3 tracts have been elected. Following the sale of tracts 1-3, tract 4 will sell for a lump sum or total dollar amount. The tracts will NOT be offered together or in any combination at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before Tuesday, February 25, 2025.
The seller will provide title insurance in the full amount of the purchase price and pay the 2024 real estate taxes, due and payable in 2025. Buyer will pay the 2025 real estate taxes. Buyer will receive possession at closing subject to a crop share farm lease for the 2025 crop year - contact auction company for details. Possession of the home will be at closing. Possession of the grain bins will be on or before December 31, 2025.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
