Indoor Arena Barn:
Over $800,000 in original construction costs in 2001.
Great thought and planning went into the design of this beautiful log sided, steel structure to ensure a
convenient lay-out and promote easy care and maintenance.
The barn features (7) 12'x12' matted stalls, all with drainage, remove-able mid-walls, temperature controlled automatic waterers, Dutch doors to the paddocks, and custom stall fronts with feed gates. There looks to be adequate space and level terrain along the north side of the arena to extend out with an overhang to add additional stalls and paddocks.
The arena itself measures a standard 120'x60' and is well equipped with great lighting, a misting system, and loam footing.
Other barn amenities include a half bath, hot and cold wash rack, kitchenette, heated tack room, a matted cross tie arena with roll up door for easy vet and farrier access, viewing loft, and fully finished rooms upstairs for storage, and the barn is wired into the main fire alarm system. Full lighting for the barn can be turned on with a push of a button from the master bedroom or the mudroom in the main house.
Extensive interior and exterior lighting lights the place up very well for night riding and 14' swing doors offer access to the interior shavings and tractor storage areas.
The barn is almost fully enclose-able with the exception of several large framed openings on the north side to take in the views while you're riding. A water line is plumbed in from the NW corner of the barn to the pasture below. Best part of all...... trails to the top of the property right out the back door of the arena barn!
Another wonderful feature....it's nearly mud-free zone!
Gravel driveway, parking lot, and paths, and the paved arenas under the southern overhang have created an area that is nearly free of mud in the winter months!
Owners' Barn or Foaling Barn:
Always handy to have an additional location for separating the equine's when you need to so this little barn is very handy with a room to use as an office, or for feed and tack storage. The current layout offers accommodations for 2 to 4 horses.
Magnificent Full Log Construction Home
with unbelievable creativity in design and architecture.
5,147sf of amazement still feels cabin cozy.
Awestruck is the one word description of our walk through of this home. It, quite frankly, almost brought our marketing assistant to tears in appreciation of its care and accomplishment of inviting the beauty of Western Oregon into the interior of the structure. It's soaring ceilings with majestic open log design, slate rock flooring, open fireplaces, and postcard perfect views out every window is just incredible. It also offers the perfect balance of plaster walls for brightening rooms and displaying art.
The majority of the living spaces are on the main level. The living room with sky high rock hearth fireplace, and the open kitchen and eating area are the welcoming features.
These areas lead to the back porch and the entertainment patio with a great fire-pit and covered BB-Q hut with small refrigerator and a built in barbeque complete with cook top burners and cooking space.
There's even an outdoor shower to use after fun on the pond.
Also on the main level of the home are 2 guest bedrooms each with a full bathroom and one with washer/dryer hook-up, the master bedroom suite (which is so outstanding its worthy of its own section in this write up), and an office space which features built in partners' desks with views of the arena barn and the backyard pond and waterfall feature.
Master Bedroom Suite:
The master bedroom is a great getaway with sitting area and retractable TV, open fireplace, and a most incredible master bath. This dynamic space was created with cultured rock sculpted as a walk in shower and jetted tub surround. Natural slate rock floors create the perfect puzzle design and radiate heat when you need it.
Downstairs Media/Conference Room:
This 21'x19' space is absolutely beautiful with slate floors, rock hearth open fireplace, a full kitchenette and custom bar lined with slate rock and lighting to imitate the sun setting behind the Three Sisters mountains.
A remote control opens one of the window coverings as well as the impressive big screen media center, and French doors open to a large area with beautiful views that could be perfect for an additional entertainment patio as it already features an exterior fireplace.
Wood Carvings:
Don't miss the playful bears up in the overhang over the circular driveway, the beautiful eagle at the top of the stairs, and the cute raccoons in a living room log. These creations were all carved in place by wood sculpting artist, Paul Stark.
Pond:
Adjacent to the entertainment patio and nestled in the trees, the pond offers a beautiful backyard setting with a footbridge, a water fall feature, and sandy beach. The pond is formed from a natural flow of water from springs lining the canyon up behind the home. The system is self circulating to keep the water moving in summer months when the spring flow slows down. No fish at the moment, but you could sure research what it would take to stock it. To add to the outdoor fun, the owners installed a beach sand volleyball court, and concrete basketball court.
3 Car Detached Garage:
Concrete floor, 10' roll up doors on each end for pull through convenience.
Half bathroom is plumbed for a shower and a separate room includes a washer and dryer.
There is an RV disposal on the cement pad next to the garage.
Above Garage Guest or Caretaker's Sleeping Quarters:
Very nice studio area with baseboard heat, wood lined vaulted ceiling, & new carpet.
It also features a full bath with tub/shower combo and a view of the barn and front gate from the picture windows.

Full Concrete Floor, electricity & good lighting.
(4) 16'w x 12'h roll up doors. Includes work benches.
Additional Building Sites:
As per Lane County, there are 2 Additional building sites on the property. Both offer spectacular views.

A beautiful asphalt driveway winds all the way from the Lorane Hwy up to the home and detached garage keeping your vehicles tidy. Very nice gravel roads offer access to the arena barn, the 4 bay shop building, and the upper building site.

Summary:
The feeling at this property is joyful. Brian and Karen Obie watched their family grow up here and enjoyed every acre of the property. When they moved to town to pursue new adventures, it became home to a beloved local equine trainer, Lori Forge and her Daystar Farm family. We've recently lost Lori to cancer after a long hard cowgirl fight with a beautiful and grateful attitude.
The home, arena, and the hillside trails have always been filled with love for family & friends, animals and nature; blessed with laughter, and great accomplishments, and this happiness still rings in the breezes.
It's a beautiful, unique place with a warm western feel, exploding with color in the spring and fall. You can sit almost anywhere in and around the house and find something wonderful to look at whether it be butterflies and hummingbirds or livestock grazing in the fields.
Whether this ranch becomes your full time residence, a part time retreat property, or an addition to your company's asset portfolio, this property is built to impress and be thoroughly enjoyed.
