Other buildings include a 1,200 square foot shop with concrete floor, chock full of an extensive inventory of tools, accessories and supplies, all of which convey to the new owner. Adjacent is a 1,200 square foot trailer shed housing a triple axle, 30 gooseneck implement trailer along with a couple of utility trailers. Adjoining this area are extensive pens and sheds used for sorting and viewing exotic animals. This entire area is served by a domestic water well with extensive underground piping to all structures and hose bibs.
A pipe fram shed covers a 3 bedroom, 2 bath mobile home used to house workers. This area is chain link fenced to contain a leopard, who roams freely within the confines of the fence, providing a little excitement to the uninformed who walk a little too close by. Other buildings and improvements include a large hay barn, sheds and storage trailers, all usable and in fair to good condition. The complex is well-designed for utility and function, and is fully stocked with tractors, dozers, grain storage, mowers, disks, plows, grain drills, grader, welder, pull scraper and spreaders. This is only a partial list of the vast equipment and accessory inventory to be conveyed with the property.
The entire ranch has an underground pipe system capable of quickly moving large volumes of water produced by three 750 1500 gpm Carrizo sand water wells (2 diesel, 1 electric). This water system can maintain 3 large stocked ponds, as well as drive up to 4 irrigation pivots of 5 to 8 towers. This allows for ample feed production on-site, even during dry times, as well as maintaining the ponds/fisheries. 20 deer stands, 13 deer feeders, several turkey feeders and feed troughs are scattered across the ranch, all logically placed for easy acess by both humans and wildlife.
The land itself is about 50/50 brush to fields, with about 2.3 being level ground with deep, loamy clay soils, and 1/3 being rolling to steeper gravel/clay hills. The hills are brushy, and feature blackbrush, guajillo and others typical to the area. There are about 350 acres of irrigated land under pivots, and about 300 additional acres of dryland food plots. Roadways and dryland areas have often been planted in bird buffets, enhancing the already world-class wingshooting aspect of the ranch.
There is good variety of soils, topography and vegetation, which creates useful habitat for a wide range of domestic and exotic game species. Whitetail deer in the 150+ class are commonplace, and the bird (dove & quail) hunting is phenomenal at times. Liveoak and hackberry line the creek bottom, providing superb turkey roosting grounds. Numerous species of exotic hoofed animals thrive, and include trophy elk, axis, blackbuck and up to 15 others. All exotics on the ranch at closing convey to the new owner, and a recent inventory valued these animals in excess of $500,000.
Elm Creek, a major area drainage, flows through the ranch, and is characterized by shade trees along its banks, which provide welcome relief from the South Texas sun, and add aesthetic beauty that is easy on the eyes. Elm Creek runoff contributes to the interesting Holcomb Reservoir, a multi-fingered, lagoon-like stock pond that can cover 20 acres when full. This and the other two large tanks can be topped off during dry times with well water.
Extensive bottomland areas are present due to Elm Creek and the nearby Frio River, and giant mesquites dominate the untilled sections. Brush sculpting has resulted in a very refined look for some areas, while others are thicker and provide safe haven for game species. An extensive system of roads, paths, and senderos allows for good visibility and shot opportunities. Simply put, this ranchland been maxed out for wildlife habitat and sustenance, while still retaining some of that primitive feel associated with South Texas.
Yet another interesting feature is the familys modular home, situated on a hilltop overlooking the entire ranch and surrounding environs. This site is protected from unwanted intruders by a high chain link fence topped with barbed wire, and resembles a fortress. A forest ranger deer stand rises above nearby, offering a true panorama of the entire ranch. This home is fully furnished, has 3 bedrooms, 2 bathrooms with fireplace, and is in excellent condition, providing a level of weekend comfort suitable for the most demanding tastes.
