The property is well fenced and crossed fenced for the management of livestock with 4 ponds scattered throughout. Entering the front gate, off of County Road 353, is appx 15 acre organic hay field with a large livestock pond (stocked with Bass). At the back of the front field is a one story all metal barn with a one bedroom, one bath apartment. The well-fenced house compound area is landscaped with an auto-irrigated fruit orchard around the three main houses. The orchard includes mature and bearing plum, peach, apple, nectarine, pear, fig, pecan, hazelnut, guava, persimmon, mayhaw, loquat, and other fruit and nut trees. An approximate one acre vegetable garden is separately fenced inside the house compound and it includes fertile organic soil, a greenhouse, chicken coup, duck house, and a 30x40 metal tool shed. (Tractor, implements and gardening equipment available to be sold separately). The vegetable garden fence is lined with various producing grape vines and blackberry vines. Hose bibs are scattered strategically in the garden area and by the greenhouse. An underground reinforced steel 8'x30 storm shelter is behind the greenhouse. Eight feet of soil cover the top of the storm shelter so it maintains a constant 73-74 degree temperature year round. Long-term storage food supplies inside shelter are negotiable. The improvements are served by two deep water wells with more than enough capacity. There is a large 2,500 gallon above ground water cistern behind the tool shed that feeds the irrigation system, which includes the orchard and all the landscaping around the main 4/3 house. In addition to the large above ground cistern, emergency water supplies include three underground 500 gallon rain-fed water cisterns. Opposite the house compound is the main livestock barn area accessed thru it's own gate that can keep livestock in or out of the front hay field. There is an all-wood Amish-style 2 story 40'x60' livestock barn with 10' wide eaves on both long sides with a metal roof. Full hay loft upstairs and downstairs has a tack room, feed room, three stalls on one side and large open area on other side (more stalls could be added if desired). Catch pen and cattle chute is in a fenced holding area behind barn. Separate pig pen area accessed through the holding pen. The second pond is across from the barn. A rock and gravel road leads past the barn into about 25 acres of natural woods with native mature hardwoods including oaks, elms and native pecan trees. Three Mile Creek, a flowing creek, traverses across the woods and a newer (2017) metal bridge crosses the creek. There is another small pond in the middle of the wooded area where deer, wild hogs, and coyotes are often spotted as well as an occasional bobcat. After the woods, it opens up into appx 25 acre back field with native organic pasture, scattered large hardwood trees for shade and the fourth pond.
Property line fences are mostly lined with hardwoods and shrubs which is great for privacy and seclusion.
