LOCATION: Approximately 110 miles west of Del Rio, Tx. out Hwy 90 between Dryden and Sanderson, TX. There are some big wide valleys with good soil and heavy brush for game habitat. Elevations run from 2,300 feet to 2,700 feet above sea level and there are some outstanding views. There are scenic canyons across the ranch that provides a multitude of trees, brushes, and game habitat. The trees, brush, weeds, forbes, and grasses found on the ranch provide outstanding habitat for wildlife, particularly deer, bobwhite quail, blue quail, and turkey. There is a diversity of wildlife feed on this property. The excellent tree/brush coverage includes: hackberry, mesquites, kidney wood, walnuts, catclaw, persimmon, mescats, juniper, lechuguilla, black brush, algerita, cenizo, guajilla, sotol, rosin, quayacan, ochotilla, and others. Many of these are high in protein and allow for good antler growth. Grasses include black grama, sideoats grama, hairy grama, bluestem, green sprangletop, sand dropseed, and fall witchgrass. There are no oil or gas wells on the ranch and there are no minerals available. There is a good road system throughout most of the ranch and there are no neighboring easements through this ranch. The adjoining neighbors ranch from 2,200 – 8,000 acres in size. This property has been in the same family for many years.
IMPROVEMENTS: There is a brand new 14’ x 20’ cedar cabin with metal roof. The cabin is finished-out very nicely with pine on the walls and ceiling trimmed out with cedar, insulation in ceiling and walls, beautiful laminate light oak wood grain flooring, ceiling fan, lighting, shower, commode, kitchen sink, and cabinets. The cabin has electricity and water. Electricity borders the ranch and is provided by Rio Grande Electric Co-op. and the ag-exemption is in place.
WATER: There are approximately 3-4 water troughs at various locations on this ranch and water is provided by windmill water well, which is located on the west neighbors ranch. There is a current water well sharing agreement with this neighbor. The water quality is considered very good.
GAME: There are some excellent high protein brushes such as quayacan that help in large antler growth. This ranch has good whitetail deer, mule deer, quail and dove. The owners estimate the deer population to be 50% - 60% mule deer and 40% - 50% whitetail deer. This is an excellent hunting ranch with big neighbors.
