This 95 acres is a great recreational and investment property.
A short walk through a 2.5 acre field along the road leads to a 93 acre forest that has been cared for and wisely managed. You don't see many forest parcels like this on the market. The same forester has worked with the family owners for the last 30 years. This experienced forester walked the forest this last fall admiring the results of good management, and modestly commented to the seller: This is a decent woodlot that has not been trashed as many have been. You definitely could harvest timber now on this property. It has been 21 years since the last hardwood harvest and the last modest softwood harvest was in 2009. He goes on to say people who are not loggers or foresters will barely notice that there has been any logging in past years. The woods have character that comes with care and age.
The field in front leads down ...
The field in front leads down to a small stream bordered by woods on both banks. There is room here to build a cabin or park an RV with a pretty view of the stream and only be 500 ft from the power lines along the road. To ease access to the remaining 93 acres of forest the seller built a new bridge. See photos. I was informed by the owner that there are between 4 and 5 miles of trails through the woods. I walked along most of the trails. The owners walked a lot and never did much 4 wheeling, so the trails do need a little grooming and some fallen branch removal but the trails are surprisingly clear and were enjoyable to hike. One trail led me through a park-like section of the forest with large majestic mature Hemlocks. On another the sturdy oak trees on either side obviously provided plenty of food for the deer, turkeys, and squirrels and roost sites for the turkeys. I saw plenty of deer sign, a few turkey feathers, squirrels and an owl being harassed by some crows.
The small nearby town of Harpursville lies along I88 and from there you can head north to Oneonta or Cooperstown, or 20 minutes south to Binghamton NY. Less than three hours to George Washington Bridge or the northern suburbs of Philadelphia. Fish in many nearby lakes or in streams that flow into nearby Susquehanna River. Several nice golf courses only a few minutes away.
Priced to sell for $134,900. Motivated seller.
