This tract is mostly 12-15 year-old pines with areas of hardwoods. Approximately 15 acres of hardwoods were recently harvested. At its closest point, it is 300 feet from the city limits of Charleston. With improvements, it offers multiple areas for subdivision into small or large house sites. Without improvements, it is a good deer hunting property. A TVEPA power line was recently erected through the property along a portion of the east boundary and then east and west through the tract. The TVEPA right-of-way actually opened the area for improved hunting. It allows areas for food plots and increases the visibility distance from stands. The open area right-of-way is 1425' long and 150' wide equating to almost 10 acres. Over 20 years ago, a small part of this tract was excavated for gravel, which was reverted back to trees.
