The tract is described as Lot 1 except .64 acres, all of Lot 5 and part of Lot 6, Section 4, Township 9 South, Range 10 West, Cleveland County, Arkansas as per redemption Deed No. 273917, filed and recorded on August 27, 2010 with Cleveland County, Arkansas Circuit Clerk, containing 91.42 acres, more or less. The timber on the property consists of +/- 10 year old natural pine and bottomland hardwood reproduction. Big Creek flows through southwest corner of the tract which contains a SMZ that consists of primarily bottomland hardwood that has been thinned. The diversity of timber stands offers long term timber income potential and recreational opportunities.
Topography and Soils:
The topography of the tract is 67% flat with the primary soils being very fine sandy loam and silt loam, Ochlockonee and Wehadkee soils and 33% rolling with the primary soils being very fine sandy loam to loam, Boswell, Prentiss, Savannah, and Tippah soils. The NRCS Web Soil Survey reports the average site index for Loblolly Pines in the flat bottoms at 90 to 95 feet and in the rolling uplands at 78 to 88 feet (base age 50).
Driving Directions:
The Big Creek Tract is approximately three miles northeast of Rison, Arkansas off of Brushy Creek Road. Starting at the intersection of Highway 35 and Highway 133 in Rison, Arkansas head north on Highway 133 for 1.8 miles and turn right (east) onto Brushy Creek Road. On Brushy Creek Road travel for 1.3 miles a Kingwood Forestry Land for Sale sign and pink flagging which mark where the west property boundary intersects with Brushy Creek road. Continue traveling northeast on Brushy Creek Road for another .4 mile to a native surface woods road whose entrance is blocked by a locked cable and marked with pink Kingwood Forestry Service flagging. This road is the historical access to the east side of the property and the locked cable was erected by the hunting club that has this adjoining property leased.
