Tract 1 consists of 243+/- wooded acres with outstanding deer and turkey hunting. “The Shed” Lodge is a newly remodeled lodge featuring a comfortable bunk house, two private bedrooms with two double beds each, large bathroom (3 showers total), full kitchen, dining room, laundry facility, and lounge areas. You can also sit on the front porch and watch the deer and turkeys pass by. This lodge is of newer construction with a Carrier HVAC system and is served by county water. Tract 2 consists of 273 +/- acres of premier waterfowl, deer and turkey hunting. “The Hill” Lodge also known as Rock Springs Lodge offers incredible views of the Sloughs Wildlife Management Area and the Ohio River Valley. Tract 4 consists of 115+/- acres. It is a smaller version of tract 3 in that it has old- growth cypress, sloughs, and woods. It also has a portion of Jenny Hole on it as well. This tract also offers excellent deer, turkey and waterfowl hunting and has frontage on Gray-Aldridge Road.

Information – The boundary line between tracts 1 and 2 will be a previously existing deed boundary line to the north and west and will be the center of the gravel road to the south. A portion of both tracts are on the south side of Martin-Martin Road. In the event tract 1 and 2 sell to two different entities, the sellers will provide the survey to convey the property upon planning and zoning approval and each buyer will yield a 15 ft. easement for the benefit of each other for ingress and egress.
Tract 4 will sell subject to a 20 ft. easement from Gray-Aldridge Rd. across the foot of the slough and then along the road to the north to the east portion of tract 3 for the benefit of tract 3.
