LAND: 9,041 acres of deeded land consisting of low, rolling and heavily wooded hills and mountains with a minimum elevation of about 700 msl and a maximum elevation of about 1,598 msl. Although this land has been previously used as a mountain-type cattle ranch, it has limited potential for ranching or any agricultural purpose being mostly wooded and hilly-type terrain. There is some level to gently sloping branch bottom type country formerly cultivated and where old homestead houses were once located. Mostly these old fields have grown back to timber but some are still open with nice grassy areas. Also there are some higher elevation pastures in grass that would make good pasture. The owner reports the last pine timber harvest was a select-cut of larger trees made about 20 years ago. Pine trees of various sizes can be found over almost the entire property. Other timber consist of oak, hickory, ash, elm, persimmon, red cedar, hack berry and a host of other hardwood varieties which are native to East Oklahoma. You will find black berries, black haws, wild grapes, hickory nuts, persimmons, wild cherry, both red and yellow wild plum and huckleberries throughout the area. The topo map shows 4 principal mountains within the boundary of the property with creeks and valleys between these mountains.
WATER: Average rainfall is about 45 to 50 inches depending on the year. There are 5 ponds with permanent water and numerous mountain streams and springs mostly seasonal but which will have water holes during dryer months. Also, there are several nice lake sites on the property between the hills.

PRICE: $6,100,000.
