This Foard County farm offers hunting, CRP income, and historical value. It is located just north of the Margaret community on CR 246, only a half mile off of the paved FM 98. This county maintained road receives very little traffic and as such, the place is very private and quiet.
The farm is located in a corridor between the Pease River (1.5 miles to the north) and Mule Creek (0.5 miles to the south), with irrigated crops growing on both the east and the west sides. The property has not been hunted in years, and there is very little hunting pressure in the area. Most of the surrounding properties are locally owned and used for agricultural production. This area of Foard County is known for big whitetails, and it is common for bucks to weigh above 200 lbs and score 150-160 B&C. This is due largely to the balance of wooded pasture and irrigated farmland in the Margaret area. Other game ...
Other game in the area includes feral hog and migratory dove, plus predators such as coyote and bobcat. The potential for bobwhites and turkey is here too.
The farm has been in the CRP program for over thirty years and currently has a contract in place until September 2020. The yearly payment is about $2100. While the CRP contract prevents actively farming the land right now, it does allow wildlife food plots to be implemented, if desired. This is quality sandy loam land, capable of growing alfalfa, wheat, milo, or cotton. The water table is very shallow, around 20' deep, and as stated above, farms on both sides of this tract are currently being irrigated.
On the south side sits an older farm house, with two bedrooms, one bathroom, kitchen, and living room. It has plank flooring, wood siding, and a metal roof about ten years old. Electricity and a water well are already ran to it. The house needs some clean-up, but would work well for a hunting cabin or small residence.
This property is the original site of the town of Margaret. The land doesn't have any old buildings on it though, but is all grassland with mesquites and plum thickets across it. There is a nice view of the four Medicine Mounds to the north. Also, just a mile to the east is the Pease River Battleground, which is where Cynthia Ann Parker was "rescued" from the Comanches in the early days of Texas.
Asking Price: $1250/acre (reduced from $1500/acre; owner will convey 100% of the executory leasing rights)
