In addition to the deeded acres, the ranch includes 12,604 acres, BLM Lease and 6,440 acres, NM State Lease.
IMPROVEMENTS
Ventana Springs Ranch features all the amenities of modern day living, including electricity, telephone, satellite TV, well water, and septic tank. Most recent additions and improvements to the ranch include a comfortable ranch manager’s house, several outbuildings, corrals, well-maintained fencing, and an excellent internal road system. The stucco adobe headquarters residence is located at the eastern end of the property just off County Road 38. In close proximity to the headquarters are a radio tower, water well with storage tank, and a propane connection for additional power. Electricity, telephone and a well-maintained drive provide comfortable living quarters for a ranch owner or manager. Another smaller house is conveniently located in the center of the property and is utilized by the ranch hands as a base. Additional improvements consist of the southwest camp with barns, corrals, and cattle shipping facilities. Pastures and traps are separated by existing twelve gauge barbed-wire fences and numerous standard cattle guards.
Ventana Springs Ranch is bordered to the north by more than 10 miles of recently paved highway frontage along U.S. Highway 70. There are also a myriad of well-maintained county roads that run throughout the property, as well as an internal gravel road system. These well-maintained road systems offer a tremendous revenue opportunity for a future subdivision.
WATER
New Mexico, along with most of the southwest, is a notably dry and arid region. The rolling terrain and good grass cover help prevent water runoff allowing the ground to stay hydrated. The well-planned and time-tested water retention characteristics of the property also help to recharge the underground aquifers and explain the abundance of lake water uncommon to this area. Lakes located with the ranch property include Red Lake, Little Red Lake, Deep Lake, and Twin Lakes. Additionally, there are several large, natural lakebed areas and four earthen tanks that collect and store rainwater for wildlife and livestock. A two-inch pipeline system disperses water throughout the property for wildlife and livestock use. Additionally, Ventana Springs Ranch is watered by nine water wells located throughout the property. The wildlife adapts as necessary to the characteristics of the landscape which provides a year round food supply.
