The MB Ranch has year around easy access off of Highway 6, a two-lane paved highway. From the entrance of the ranch you drive past a small fruit tree grove, which includes pear, pecan, and apricot. The main house is located following the grove and has three bedrooms, 1.75 bathrooms, a large kitchen, separate dining area, fireplace, bar, and CH/A system. Both the front and back have long attached porches; the back porch is screened and the front is open. The house is hooked up to the rural water line running down Highway 6, so water is never an issue for the owner or livestock.
Behind the house is a two-car carport and large cellar. There is also a separate one room bunkhouse and concrete firepit area, perfect for relaxing and cooking out. Several outbuildings provide storage for tools and equipment. There are two metal sheds and one small wooden barn, which has attached horse stalls and pens. For the calf roper, there is a lighted, outdoor running lane. This arena hasn't been used in several years and is grown up in vegetation, but wouldn't take long to clean up.
The layout of the land is mainly flat, with some small ravines and hills. It is cross-fenced into five different pastures for rotational grazing. Approximately 45 acres of the ranch was once in cultivation, but was put into the CRP program several years ago. The CRP contract has since expired, and so the fields now have a variety of well established seasonal grasses, as well as mesquite tree sprouts. The other 40 +/- acres of the ranch is in native pasture, consisting of mesquite, juniper cedar, hackberry trees, and native grasses.
In addition to cattle grazing, these pastures create an excellent whitetail habitat. There are several ideal places where scendaros could be cut or food plots put in, to further develop the deer hunting. The owner has seen a couple of nice bucks during the 2009 season and lots of does. The property also has feral hog, turkey, a couple of bobwhite quail coveys, and dove hunting too.
A seasonal creek runs south of the headquarters, and one large pond is in the middle of the ranch. The rural water line could be extended into the back pastures for stock tanks, to provide additional water for livestock and wildlife. Other future improvements could include grubbing the pastures to increase the stocking capacity, digging out more ponds, and upgrading fencing.
Asking Price: $179,500 (reduced from $275,000)
With such a variety of opportunities, the MB Ranch would make an excellent homestead, hunting property, or family retreat. Call land agent Ben Belew at cell phone (940) 357-9940 to arrange a time to view this ranch in person.
