The Ranch features 83.20 m/l acres with ¾ mile Highway 64 frontage and pipe fencing in front and is located in Gans, Ok and only 6 miles from Sallisaw off Highway I-40 and only 17 miles from Ft. Smith, Ak. The property has rural water and also 7 wells on the property available, which one is utilized for the 48 stall horse barn. The stalls consist of single and double stall with different sizes; perfect for the needs of your clients. The land is open 95%, features hay meadows and is cross-fenced into 4 pastures. There is one area of about 7-8 acre, which would be ideal for an outdoor arena with highway frontage. There are a total of 3 ponds. In addition to that there is a 40X60 Pole Barn for hay or equipment storage, a 40’X24’ Storage building with center-block walls and divided into 3 separate rooms; ideal for feed storage or make a small tack repair shop, carpentry work shop.
