Panther Creek tract (#4072) will be sold by lump sum sealed bid on Thursday, September 10, 2009, at 3:00pm. Tract is located approximately ten miles south of Chidester, Arkansas and about eight miles south of White Oak Lake. Access is Highway 278 frontage and woods road across adjacent landowners. The subject contains a well-stocked, 58-acre pine plantation that was chemically site-prepped in Sept. 2007 and machine planted in Dec. 2007. Planted pines currently average approximately three feet tall. Hardwood/Native Pine draws make up the remaining 23-acres and provide hardwood component and wildlife habitat diversity. According to timber volume estimates provided by a previous owner, the draws contain approximately 150 tons Pine Sawtimber, 58 tons Pine Pulpwood, 71 tons Hardwood Sawtimber and 628 tons Hardwood Pulpwood. Panther Creek originates on the tract. Terrain is rolling. Soils consist of fine sandy loams with site index for loblolly pine averaging 82 feet on fifty year base. Electricity is adjacent to the tract at the highway right-of-way.
