Looking for a true multi-species property that is set up for building years of memories at “Hunting Camp”? Then the “Gun Dog Inn” is a property that you just have to come take a look at! The only problem you will have with this property is making up your mind as to what game species to focus on for the day. One look at the property and expanding out and looking at the general area as a whole, it won’t take you long to realize that it is prime deer country with the mixture of wooded cover, agricultural fields, upland CRP prairie and low seclusion cover. The combination of all of this equals an area that produces high deer numbers and, in fact, the deer area that the property lies in is a managed harvest area, which solidifies the number of deer in the area with the recent conservative harvest goals. There is also a food plot on the property that is located in a prime area next to the thick bedding cover. From a waterfowl standpoint, there is an RIM easement on the low seclusion area that has just under 1 mile of hidden open backwater channel areas with ample room for decoy sets and multiple setup locations with a floating dock that provides effortless access to all of the water. Pheasants? This property may not be located in what one may consider “traditional” pheasant country, but don’t let that fool you. I personally witnessed a brood crossing the road and pushed up another one when I walked the property and I wasn’t surprised when I saw the diversity of the landscape in combination with the restored CRP nesting cover, tree plantings, thick wintering cover and the food plot area that makes up this property. There are approximately 11.5 acres enrolled in CRP that produce income from the property. Let’s not forget about turkeys in the spring, which have been frequently seen in the area and on this property. Besides having all of the wildlife to chase in the fall, the property has a 45’ x 27’ with 7’ covered porch Lester’s shed on it with full concrete floor to store your hunting gear, machinery or hang deer. One could easily turn a portion of the shed into living quarters or there is enough room to add on for larger living space or to even build a separate cabin or home. There is also a great area set up for camping or parking an RV down by the open water. I can only imagine the number of hunting stories that have been told around the campfire. So whether it’s waterfowl or deer in the morning and pheasants in the mid-day and back to whatever combination in the evening, you have to come check out this diverse property!
