This tract of land can provide a buyer with a little bit everything - hunting, grazing, and/or farming - depending on the purchase objective. The property is located in the Old Pease City community of Foard County, approximately 1.5 miles south of the Pease River. Utilities are readily available, with electricity lines running down the south border along the county road, and a community water line just 1/3 of a mile away.
The ranch is rectangular in shape (1/4 mile wide by 1/2 mile long). About halfway into the property the land slopes downhill. The whole property is terraced to channel rain runoff and prevent erosion. A seasonal creek wash, lined by wild plum thickets and dense wooded motts, is the main drainage for the land, running through the middle to east side of the property. It funnels water from both the terraces and the road ditches across the property and on to Raggedy Creek...
It funnels water from both the terraces and the road ditches across the property and on to Raggedy Creek, about a mile away. This wash would be an ideal place to build a large water tank, or alternately, there is a ravine in the middle of the tract that would a good location too. Ground water can be found within 80' in this area, if the new owner wanted to put in a water well.
The land is currently in range grasses, with lots of re-emerging brush coming through. Mesquites and cedars are the dominate trees in the pastures, with chinaberry and hackberry trees in the wooded motts along the creek. The soils are primarily sandy and have bluestem, indian switch, gramma, rye, and buffalo grasses. At this point, the land could be broken out into farming or left to return to its native state, which would entail letting the mesquites and cedars grow and become thicker, for hunting purposes. Several small farming strips, or food plots, are defined by the terraces, if a person only wanted to grow food for wildlife.
Whitetail deer, feral hog, dove, and predators, such as coyote and bobcat, will all be found here. The chinaberry groves are full of hog rubs along the creek, and it is common to find buck rubs on the mesquite trees in the pasture. A massive 10-point whitetail was sighted last winter; bucks in this region routinally grow into the 150-160 B & C class.
Asking Price: $1075/acre
