County Road 106 Tract The SW of the SW 1/4 of Section 27 and the SE of the SE of Section 28; Township 13 South, Range 12 West, +/- 80 acres, Calhoun County, Arkansas.
This tract has about 46 acres of pine plantation on the west side that was established in February 2010 and about 34 acres on the east side that was planted in February 2011 with Weyerhaeuser genetically advanced seedlings. Both stands were bedded at site preparation and are very well stocked, offering great investment potential.

The topography of the tract is gently to moderately rolling with mainly Pikeville sandy loam soils with some Amy silt loam and Savannah silt loam. The NRCS Web Soil Survey reports the average site index for Loblolly Pine at between 80 and 90 feet (base age 50). These good soils make this an excellent site for long term timber investment. In addition to timber the property offers good hunting and recreation.
Directions
Driving Directions: The County Road 106 Tract is accessed by turning north at the intersection of Highway 278 and County Rd. 38 (about 2.5 miles east of Harrell) and then traveling 2.3 miles to a gravel road (County Rd. 106) on the right (east). Travel this road for 1.3 miles through a gate (Combo 8-5-6-7) to near the southwest corner of the property on the left. A KFS Land For Sale sign is located here at this location. Access to the central portion of the tract can be gained by continuing on the gravel road for an additional 0.2 miles, then veer left and follow KFS pink flags another 0.1 mile to the south line in the central portion of the tract. A KFS Land For Sale sign will also be located near the south line along the woods road.
