Access: This property has legal access by means of a county maintained gravel road. There is a privacy gate at the end of the county road and you drive approximately mile down a private driveway before reaching the cabin This is a very private and secluded setting with very little traffic.
Land: There are 8.2 acres (m/l) of level to gently sloping land that is approximately 25% wooded with the balance of the land being mowed pasture. The area along the Kiamichi River bank is covered with an impressive stand of mature timber that is native to South eastern Oklahoma including redbud, hickory, white oak, sweet gum, red oak, eastern red cedar and native shortleaf yellow pine. The North property line is a nice hole of crystal clear water on the Kiamichi River which provides great recreational opportunities for fishing and kayaking. There is a nice elevated bank along the Kiamichi River where a new cabin could be constructed where the sound of the water flowing down the river could be heard and seen from the cabin back porch. The south part of the property has a level cleared area with a couple of wooded areas. The ground contains a deep sandy loam river bottom type soil that is very productive. The 1.5 million acre Ouachita National Forest is about 660 feet south of the property which provides excellent hunting opportunities as well as direct access to some great ATV and horseback riding. Agents Comments: This is the ideal setting for a relaxing and peaceful weekend getaway from city life or even a full time residence. No traffic, no hurrying, just simple life away from the hectic city. This is a very unique property that provides access to both the Kiamichi River and the Ouachita National Forest Recreational Area. In my opinion, this property can be classified as true Investment Grade Recreational Property. A very private, secluded and peaceful setting. This would be the perfect location for a weekend cabin or full time residence. Once a cabin was constructed, it would make a great short term rental unit to provide the new owners with a great passive income stream.
