There are two parcels being sold and they will be sold together due to the oil production infrastructure that both parcels jointly rely upon. The north parcel is 80 acres more or less and the south parcel is 160 acres more or less. The property is being sold as a total of 240 acres more or less. The total cropland acreage according to FSA records is 207.28.
The north tract is located at 7th Rd and Shetland Rd. and contains 62.36 acres of cropland with the majority of the soils comprised of good Woodson silt loam. According to MapRight data, there are 46.8 acres of Woodson silt loam, 18.8 acres of Kenoma silt loam and 12.8 acres of Verdigris silt loam. The area where the Verdigris soil is located is in the timbered portion and not currently farmable. There's a CRP contract on this tract that encompasses .87 acres, paying $86.00 annually with the contract expiring on 9-30-2026. There's also a small area of Native hay meadow located between the CRP and timbered draw that produces some quality hay.
The south tract is located just adjacent to the southwest corner of the north tract located on 7th Rd. between Reaper Ln. and Reaper Rd. and contains 144 acres of cropland according to FSA maps. The overwhelming soil type on this tract is good Woodson silt loam with the balance in Verdigris along the waterway that is not in production.
There's an old homestead containing the residence and buildings in the southeast corner of this parcel. The home is not in a livable condition.
The oil production on these parcels is very impressive with a total of 4,388 barrels produced in 2018 according to Kansas Geological Survey records. It is the belief of the Sellers that the entire 1/8th royalty interest is intact and will transfer to the Buyer. Birk Oil is the operator on this property, and they have done a good job with the arranging of the wells to minimize agricultural production losses due to inefficient locations and maintenance. According to Birk Oil, there are a total of 42 producing wells, 24 injector wells, and one water supply well between the two parcels.
