Wonder Valley does have a homeowners association but the dues are less than $40 per year. The association's primary function is to maintain the bridal paths and outlots as well as to insure that no manufactured homes are allowed in the subdivision. Each home has its own well and septic system.

This home has just over 1800 sqft of living area. There is a huge open great room with vaulted ceilings and wood plank flooring. The spacious kitchen has custom cabinetry, oversize tile flooring, and a large pantry. Off of the garage is a large utility room with deep sink and plenty of room for additional refrigerator and freezer storage (a nice feature when you live in the country). The bedrooms are nicely sized and the master has an oversize walk-in closet. This is a very comfortable residence and it has been extremely well maintained.

The land is very nice with an acre of space in a hillside setting that has a huge centerpiece oak tree and numerous conifers. The home has great seclusion from neighboring properties. It is perimeter fenced and also has a 2500 gallon storage system to supplement the well and to provide gravity flow drip to the perimeter conifers that the owner has planted. You also have some great views of the surrounding mountains. This is a neat area to live in that gives you a uniquely rural setting in a very nice community with an easy commute to Fresno, Clovis, Reedley, and Sanger.

How about the downsides? It does have a Homeowner's Association but, in this case, it has minimal dues and minimal impact on the residents. And... you get access to lots of riding trails and, of course, the lake where you can take the kids fishing. It is 20 miles from town but the roads are in great shape and you get the benefit of a quiet rural lifestyle.

If you are into horses or just want a tranquil environment away from hectic city turmoil to live in, this is a great opportunity to look at.
