Location
The Comal County Ranch is only about 12 miles from Loop 1604 in San Antonio, and just minutes from Canyon Lake. Hwy 281 is only about 8 miles to the West while the I-35 Corridor is about 12 miles to the South.
Water
Dry Comal Creek moves through the length of the ranch and while intermittent in nature, it can provide several holes of good standing water with normal rainfall. There is also a spring on one end of the ranch that continues to seep even during our drought. There are two small stock tanks that need rain.
There are two wells on the property, one is in need of some work.

The land is best described as gently rolling with lower elevations in the creek bottoms at approximately 1,175 and several hilltops reaching to approximately 1,400. This creates some nice views from several vantage points as well as heavily treed areas in the lowlands. There are 5 pastures that have been in native and/or coastal hay production in the past. Much of the ranch consists of grassy meadows with huge Live Oaks dotting the landscape. Other areas have been left natural for wildlife cover. There animals on the ranch are plentiful. Deer, Turkey, Dove, hogs and other typical hill country game are everywhere.
Improvements
There are no structural improvements on the ranch. Other than two water wells and the remains of an old german rock house from the mid 1800s.
Summary
This is a fantastic opportunity to own a great all-around ranch with a big upside in development potential. Beautiful rolling hilltop views, grassy meadows, great trees and a dramatic wet-weather creek all come together to provide a great ranch to enjoy privately or as an investment. The commitment from Canyon Lake Water Service Co to supply water speaks to the future subdivision potential. Taxes are low as the entire property is under an agricultural evaluation for nominal taxes. Definitely one to see!
