The Marsden Tract offers a great hunting and recreation opportunity to the buyer. The tract has a nice mix of hardwood timber and open young plantation areas. There are numerous creek channels and sloughs that meander through the property which are buffered by stands of hardwood timber that provide both food source and cover for white tailed deer, turkey and other wildlife. A bottomland slough area along Charivari Creek is prone to flooding in the wet season offering waterfowl habitat during the winter and duck hunting potential. This potential is enhanced by the proximity to Felsenthal National Wildlife Refuge, a 65,000 acre federal wildlife management area with a heavy focus on waterfowl habitat. The property is located only about 1.5 miles off the Ouachita River in an area of Arkansas that is well known for good hunting.

From Warren, Arkansas, travel south on Highway 63 for about 20.3 miles to Hilo, AR. Turn left (Southeast) onto Bradley CR 2 towards Marsden and travel 5.0 miles to Bradley CR 73 on the right. Turn right onto Bradley CR 73 and go about 0.9 miles then take the first right (South) onto Bradley CR 63. Follow the road southerly, through a forestry gate, for about 2 miles. The road main road will curve to the left at some camps. Continue straight here for another 50 yards to the north line of the property and a Kingwood Land For Sale sign. The tract is bound by red boundary line paint. The access route shown is across industrial timberland ownerships and is for property inspection purposes, but does not constitute an easement.
