Sewer/Septic: Requires septic, I spoke with Jeff at CalState Engineers (the company that performed a soil analysis on the lot in 2006) and he said that he's pretty confident that we could get a pretreatment to at grade system installed for a 3br house. There was septic analysis performed in 2006 where, at the time, the proposed design was insufficient. Since then the HOA has eliminated a pedestrian/equestrian easement along the back of the property which gives you another 20 feet of area for a septic system and that the county now allows more innovative septic systems than they did in 2006. He said that the report from 2006 is typical for lots in the Rancho Calaveras subdivision, judging by the number of houses in the area, all on the same type of dirt, I doubt that you'll run into issues with septic.
