There are several large green fields with shooting houses impressive in size and comfort. Several different food sources have been planted amongst the fields attracting large populations of deer and turkey. The deer have been managed for 8 points or better and average between 175 215 lbs. The turkey hunting is amongst the best in the state with plenty of roosting area along Ivy Creek and the massive hardwoods. And if you are looking for doves there is an ideal field for attracting large populations and has been very
productive in the past.
Old growth hardwoods with mixed pine saw logs compose s of the property. They are immense and diverse from several nut bearing oak species to beech, hickory and many others. Over the 25 years the Owner has carved miles of roads through the hardwoods that drain well with plenty of natural gravel keeping it in mint condition.
Over 80 acres of 10 year old long leaf are in CRP with 5 years left spinning off over $50
per acre per year. They have been sprayed and burned on a regular rotation.
Ivy Creek meanders over a mile along the eastern boundary flowing into Bob Woodruff Lake and the Alabama River which is about 1 mile from the southern line. There is a 2 acre stocked fishing pond whose banks have been cleared of all trees and bushes and planted in centipede grass. This allows walking access to fish around the entire pond. The soil types are ideal and the site index must be off the charts to grow the timber this Estate yields. Large private landowners surround the property. It takes time, location, meticulous management, and planning to create such an exceptional finished product.
