The ranch sits on the south side of the the four lane Highway 287 for approximately 3/4 mile of frontage, providing easy year around access. A large metal arched entrance with piped swing gate and brick flowerbeds provides access to the headquarters off of the highway. The entrance road is asphalt to the main ranch house, then continues as a gravel road throughout the headquarters. The main ranch house is a beautiful 3 BD/2 BTH home, with large living areas and an enclosed sunroom. This home was completely gutted and remodeled five years ago; all electical wiring and plumbing was updated at that time. It has a metal roof and aluminum siding on the exterior, brand new energy efficient windows, and a new CH/A unit. The interior has carpet and tile for flooring. EQUINE FACILITIES:

The main horse barn is located in the center of the headquarters. It has five stalls and a tack room on each of its two wings, for a total of ten horse stalls. The horse barn surrounds a courtyard with a large ornamental water fountain. Downstairs, next to the stalls, there are two 1 BD/1 BTH apartments for workers or guests. Upstairs is a really nice 2 BD/1 BTH apartment. This apartment was designed more for entertaining and has a large open living room with a long bar. The front porch of the upstairs apartment provides nice views of the courtyard and ranch headquarters.

There are two other stall barns on site as well, plus six open stalls with running lanes. The largest barn had approximately 20 stalls at one time. The current owner needed room to store equipment and supplies, so fifteen of these stalls were removed, leaving only five remaining, plus one tack room. The owner kept all the stall doors and walls, so you could reinstall them if you wanted. The other stall barn has four indoor stalls and is attached to the east calf working barn. This barn is really set up for mares, to separate them when breeding. The barn also has another attached 1 BD/1 BTH apartment, for an office or a worker.

Next to the large stall barn are two round pens, one being large enough to use a riding pen, the other, more as a breaking pen. There is a motorized horse walker as well, plus another pipe-fenced riding pen. In days of old, there was a race track just south of the headquarters. Even after years of plowing and tilling this ground, the race track is still visible in aerial photos, testifying to the high numbers of race horses trained here (see RANCH MAPS for visual).

CATTLE FACILITIES:

The ranch is set up to run either cow/calf pairs or stockers. Two calf working barns make doctoring calves easy. One is located on the east side of the headquarters, and the other is on the west. The east barn has attached pens and two indoor metal lanes leading to two hydraulic working chutes. The west barn has attached sorting pens too, plus an indoor metal lane going to another hydraulic working chute. Both barns have indoor labs, with countertops and cabinets for storing medicine.

The multiple fields and pastures allow cattle to be rotated year around. All the fields are crossfenced, and there are several moving lanes and holding traps, with water piped to them for livestock. The current owner is only using the ranch for his bull herd, but has ran up to 200 cows on the irrigated coastal pasture before, during the growing season. If properly managed, the whole ranch should sustain 50 cow/calf pairs annually.

OTHER IMPROVEMENTS:

The ranch also has three grain bins, all capable of holding 3000 bushels. Each of these bins has internal augers and aerators on them, so the seed can breathe. The perimeter and cross fences are all in excellent shape, with some of them being less than a year old. All of the wiring throughout the ranch is good working condition and has been maintained by a certified electrician. The plumbing and pasture water pipes are good too. A large metal equipment carport and attached storage building are on site as well.

FARMING/LAND USE:

The ranch is divided into several fields and pastures. There is roughly 150 acres of cultivated land here, and all of the fields are primarily flat. This land is highly productive and can grow winter wheat, haygrazer, alfalfa, or coastal, which means you can grow all the hay you need for your animals on site. The ranch also has approximately 100 acres in native pasture, some of which has been cleared and improved.

A large 240 acre pasture on the south side was sprigged several years ago in coastal bermuda. This pasture is under a 10-tower pivot irrigation system, so you can load it up with cattle or swath and bale it for hay. A 60 acre field in the southwest corner was put into Fletcher grass several years ago. Fletcher's grass goes dormant in the warm months and grows in the cold, so it is excellent for winter grazing.

WATER ON THE RANCH:

The property is well watered by both pumped and piped water. There are two wells on it, both of which are used to run the pivot on the coastal pasture. City water is piped to the main ranch house, office, all of the barns, traps, and each of the fields and pastures, so livestock can water anywhere, under any weather conditions. There are four established ponds as well, one of which is almost an acre large.

MINERALS RIGHTS:

The seller will convey all of his minerals on the property, subject to buyer's verification. 100% of all other property rights, wind, water, etc., will transfer at closing.

ASKING PRICE:

The BR Ranch is currently being offered for $900,000, which includes all fixtures, attachments, and the above referenced property rights. This price represents a significant value, considering there are roughly $700,000 in depreciable assets on the ranch already.
