This property is the ultimate family & recreation ranch offering a cross section of hill country topography. The front of the ranch where the home is located delivers big time views with oak studded hills with elevations reaching 1,781. The back side of the home transitions into rolling grassland where the willow and cedar have been removed. Good grass cover and oak trees dominate this area. The center section of the ranch can be described as gently rolling dense oak motts with the cedar removed. The back portion of the ranch consists of more red dirt, with pockets of post oaks and excellent cover for wildlife.
Improvements:
The property is fenced on the west side with an 8 high fence and the other three sides with 4 range fence. All fences are
in good to excellent condition.
Building Improvements:
There is a clean well kept 2 bedroom, 2 bath house of approximately 1,566 square feet which was built in 1985. The home, located
on the south end of the property, boasts an incredible porch with fantastic views of the Pedernales River valley and the Hill
Country. There is a small shed near the house. The old stone homestead, windmill and hand dug well stand as testimony
to the heritage of the property.
Neighboring ranches:
This is wide open country with large acreage neighbors consisting of a 5,000 +/- acre low fenced ranch to the East, 597 acres to the West, 1500 acres to the South and a 234 acre neighbor to the North.
Water:
There are three intermittent spring fed creeks on the property and some seep springs along these creeks. The two creeks
on the southern end of the property have been dammed below the original homestead and below a knoll with a view
overlooking the creek.
The second creek forms the headwaters of White Creek. A concrete dam has been built on White Creek below a small set
of waterfalls and above a very significant waterfall. This oasis is loaded with bass, catfish and other brim fish. A covered outdoor pavilion, fire pit and flagstone patio built to the waters edge make this a great spot to relax. This area also offers a water well and electricity.
The ranch has three water wells. Two of the wells have electric submersible pumps and are near the house. The third well
is connected to a functioning windmill which pumps into a concrete storage tank near the middle of the ranch.
Wildlife:
Wildlife consists primarily of whitetail deer, turkey, wild hogs, dove, porcupine, and other various small game.
