I am both honored and privileged to have been given the opportunity to market and sell such an extraordinary ranch, a ranch with an amazing history that dates back to some of the most famous ranchers, cattlemen, and women that are continually spoken about still today. To stand on the same ground that John Chisum, John Tunstall, Billy the Kid, Pat Garrett and so many more have stood, makes a man walk with a little higher step in his stride. To OWN a ranch of this grandeur makes a person a part of history. (WOW! THATS SO COOL!)
The Red Bluff Ranch is 35,100 deeded acres, 23,040 acres of BLM, and 1,280 acres of state lease for a total of 59,420 acres. The asking price is strictly on the deeded land at $207.00 per acre totaling $7,265,700.00. The BLM and state land will convey with the ranch with an annual lease of an estimated $5000.00+/- per year. This is an unbelievable price for a ranch that is as highly improved and of this immensity. The ranch is extremely well located just north of Roswell, New Mexico about 18 miles off of state highway 285 in Chaves County.
Estimated:
Taxes : $3660
BLM Fees: $3542
State Lease : $709
The ranch is rated at 850 animal units; however, in really good years with the rains holding strong, it could possibly go to 1000 AU's. The ranch is currently out of a drought and has had substantial rainfall over the summer; it looks incredible with grass coverage over the entire ranch. The current owners have let the ranch rest and are currently only running a small number of cows. Its definitely set-up and ready for a new set of cows and to return to its operational state. As stated previously, this is a highly improved ranch! All of the fences, around the ranch and trough it, are in excellent condition. There are a total of 8 submersible pumps and 9 windmills with approximately 38 miles of waterlines that feed water troughs across the ranch with several earthen tanks to make this an extremely well watered ranch. Also, there is 222.75 acre feet of adjudicated water rights out of the Pecos river to supply the area that would be ideal to put back into irrigation for winter-feed. The elevations of the ranch range from 3600 ft. to 4100 ft. with outstanding roads throughout the ranch. This historic ranch is primarily a gentle rolling large plains ranch with steep embankments. As the high plains areas are excellent and the grass is really good, a significant part of this ranch being so beneficial is the draws that run through the ranch. These draws catch and hold the rainfall, which feed and grow enormous amounts of lush grass. These draws are what I consider a major asset to the Red Bluff Ranch as they hold the grass longer in periods where the rain is not as prominent. The diversity of grass is rich and consists mainly of short grasses, buffalo and gamma grasses, which are high in protein and continue to flourish even in a less than average year of rainfall. The extraordinary ranch is divided into 17 pastures and 3 traps.
There is abundance of wildlife on the ranch such as Mule Deer, Antelope, Turkey, Javelina, Ferrel Hogs, Dove, Quail, and predators. The mule deer are scattered throughout the ranch and primarily stream through the southern half of the ranch. The pressure on these deer has been minimal with only an occasional family member hunting the ranch. There is some record quality mule deer with a sportsman expecting to harvest a trophy upwards of 180 class to over 200 inches.
The improvements on the ranch are in outstanding condition and very functional. The Ranch Headquarters consist of the ranch foremans remodeled, 4 bedroom and 3 bath home as well as a 12 x 60 mobile home that is utilized for additional workers during times when supplementary support is needed. Also included at the Ranch Headquarters are the following:
