Corp of Engineer Lake Proctor joins the orchard, In addition, Lake Proctor community water is also available. The sellers can drill several water wells for irrigation purposes. There are approximately 24,000 pecan trees including Pawnee, Wichita and Cape Fear Varieties.

Even with the draught, in 2012 the sellers harvested approximately 270,000 pounds of pecans. Improvements include a large processing barn and a nice double-wide for the foreman.

The ranch also boasts plenty of wildlife for the hunting & fishing enthusiast including Whitetail Deer, Turkey, Dove & Quail. Lake Proctor is known for its fishing including, White Bass, Bass, Crappe & Catfish.
