IMPROVEMENTS: There is a hunting camp site at a high point on the ranch with a fully furnished 3 bedroom, 2 bath 1,120 square foot home with 2 outdoor decks, electricity (200 amp service), water well, and a shaded stock tank. The water well is covered by an 8’ x 12’ well house with a removable roof for maintenance. There is a second camp on the south side of the ranch just off of the paved road with a second water well, electricity, and pad cleared for a trailer or future cabin. The entire property is high fenced with 5 large gates spaced out along the 2 miles of road frontage, and a new (low) cross fence has been run north and south through the center of the ranch. Multiple hunting blinds, feeders, and protein feeders will convey.
WATER: There are 2 water wells on the property. The first water well provides water to the north camp (house, yard, etc.), and the second well currently fills a concrete water trough and sits next to the building pad that has been cleared for a second camp.
