Acreage: 516± acres of irrigated pasture and timber land. The property lays in the valley meadow backing up to the timbered mountains. Approximately 40 acres has timber. 212± acres are irrigated via flood irrigation from Chipps Creek, a year-round creek that flows through the property and 40± acres are irrigated from springs and run-off water that fills a 1.4± acre pond on the property.
