Irrigation improvements consist of a 1995 10-tower Valley sprinkler with cams computer panel nozzled at 1000 gpm with lepa drops on 30” or 40” spacing. The sprinkler is pressured by two out of four irrig. wells and a 15 HP booster pump. The four wells with 8” turbines pump a total of 1900 gpm minimum year round (as represented by the owner). All underground pipe is 8” and 10” high pressure PVC. All wells and tail water pump (7.5 HP Dobbs) are wired to shut off automatically when sprinkler shuts down. There is also has a fertilizer injection pump with a 1400 gallon poly tank at the pivot. Sprinkler tracks have been filled with lava rock to prevent deep furrows in the permanent pasture.

There are 240 acres under the sprinkler (100 acres improved Klein grass that is cell fenced for livestock rotation and 137 acres of good, fertile, no-till land to grow cotton, corn, corn silage, or wheat). There are 91 row-watered acres, 97 acres of native grass, and 93.3 acres re-enrolled in the Conservation Reserve Program at a rate of $41.15 per acre through 2023. There are three dirt tanks for cattle watering, a train boxcar for storage, and approximately one mile of pavement lending good access to the property.

The land is very fertile (Seller has been applying compost for the past 9 years – three tons per acre has been applied for the 2007 crop year). There is the aesthetic appeal of the Running Water Draw crossing through the east side of the property providing great dove, pheasant and quail hunting with lots of trees and water nearby. Mule deer and turkey are also seen on a regular basis. The owner has spent a lot of time and money making this a nice piece of property for not only crop and cattle production but also recreation provided by hunting and a large pond ready for landscaping and stocking with fish.
