The ranch is approximately 6 miles north of Berclair with frontage to FM-883. Ranch has about 70-80 feet of elevation change from highs (close to house) to lows (creek bottom), so it has a nice rolling-hills feel with great views.

The Ranch house is a 2 year old, 2 bedroom, 1 bath steel construction with large breezeway. The house sits on top of one of the highest points on the ranch and has great views.

The Ranch is divided into 3 pastures with new 5 strand barbed wire fencing. The House trap contains approximately 30 acres. The Creek (Arroyo) trap contains approximately 250 acres. The South trap contains approximately 220 acres. All 3 traps have water wells. Additionally, the western-most fence-line is high fenced.
