The Tull 50 tract (Listing # 4276) will be offered by lump sum sealed bid on Friday, September 30, 2011, at 3:00pm. Land to be sold is described as NE of SE, and the S of SE of NE, Section 24, Township 3 South, Range 15 West, containing 50 acres, more or less, Grant County, Arkansas. Access is excellent with Cherry Street (paved) and Walnut Street (gravel) providing nearly mile of public road frontage on two sides. Tract is located within Tull city limits, and about eight miles south of Benton. Timber consists of about 45 acres of native pine and hardwood timber. About four acres consist of a gated field with hunting cabin. The tract is well drained with gently rolling terrain, offering excellent logging conditions during most of the year. Soils are well-suited for commercial pine production. Site index for loblolly pine is about 80 feet (base age 50). The tract offers immediate timber income, hunting opportunities, and possible home sites with electricity and water available.

Kingwood Forestry Services has conducted a variable radius 10 basal area factor prism inventory (one point / acre) with cruise lines running east and west. Based on the inventory conducted by Kingwood Forestry in July 2011, tree counts and volumes are estimated as follows (46 timbered acres):
