This is, without a doubt, one of the prettiest 5 acre parcels on the mountain. Located at the 3,000 foot elevation, this is a four season property with cooler summers and occasional winter snows. The terrain is outstanding...an upland meadow with large oaks creating park-like conditions. The pictures don't do it justice...this is a gorgeous property.
Located on High Oaks Lane, this property is just about 100% useable. The terrain varies from nearly level to very slight slopes with broad, open meadow areas dotted with matures oaks, buckeye, and manzanita. At 3,000 feet, you will enjoy much cooler summer temperatures... most homes only have evaporative cooling. In winter, you can expect to experience occasional snowfalls...4-6 inches is the norm with up to 12 inches possible. In any event, it doesn't stay long but while it's there you have a real winter wonderland. The 3,000 foot elevation also means you can have a real wood fireplace.
Downsides? The property has virtually no negative features. The location is at the eastern end of Squaw Valley making commute time to town a little longer...about 45-50 minutes. The winter snows can make it inconvenient at times. During a snowstorm, there can be times where you will need 4 wheel drive or chains. That's about it for negatives.
