Tierra Grande is an existing platted and approved subdivision, located in the Rio Grande Valley of central New Mexico. It is 35 miles south of Albuquerque and a few miles south of Belen, New Mexico. The property is composed of over 1,900 lots ranging in size from 5 acres to 40+ acres. The topography within the community is generally flat to rolling valley lands at an elevation of approximately 5,000 feet.

The land is situated just east of Interstate 25 and the Rio Grande River and located at the base of the Manzano Mountains. Tierra Grande is easily accessible from multiple approaches including Interstate 25, New Mexico Highway 47 and U.S. Highway 60 (that goes through the southern portion of the land). Elevation of over 5,000 feet makes for really nice weather year round. The summer highs are typically in the 80s & 90s with the winter highs in the 50s. There are about 350 sunny days per year making this area the sunniest in the country. The area also borders the Manzano Mountains, which has many trails for hiking, backpacking and horseback riding. The area is known for the beauty of its night sky, which has been declared by New Mexico as one of the states Most Endangered Cultural Resources.

The city of Belen is only about 20 minutes away from Tierra Grande and is geographically at the center of New Mexico. There is a commuter railroad to Albuquerque and Santa Fe in Belen and several festivals throughout the year. Facebook has built a data center in nearby Los Lunas. In addition, Los Lunas was recently awarded a federal grant to build water infrastructure out to its new BNSF Central Rail Park. Indications are the area is a great value as the area is seeing signs of development.

The cost to keep this property should be under $100 a year total. You can keep this property and leave it in the family for generations to come with a very small investment.

Tierra Grande has built a community fire station and maintains 14,000 acres of open space available for the exclusive use of its owners of Tierra Grande property. When you buy this property, you get exclusive access to a all of this additional open space.

No mobile homes or RVs allowed. No camping on the property. Buildings must be built on site. If you are doing seller financing, we don't allow improvements or use of the lot until it's paid for and the deed is transferred.
