The Holly Springs Tract (Listing # 4250) will be offered by lump sum sealed bid on Friday, June 17, 2011, at 3:00pm. Land to be sold is described as Part of E , Section 27, Township 10 South, Range 16 West, containing 49.79 acres, more or less, Dallas County, Arkansas (see survey plat in Notice of Land Sale). Access is excellent with County Roads 262 and 266 providing gravel frontage on the west and south boundaries. Electricity is located at road right-of-way. Timber consists of about 45 acres of young native pine/hardwood, about 21 acres of which is dense patches of nearly merchantable pine reproduction. The tract offers excellent timberland investment potential and hunting opportunities. With gently rolling sandy hills and nearby rural households, the tract also has potential for homesite. Soils consist of Pikeville fine sandy loam with site index for loblolly pine of 80 feet (base age 50). Boundaries were surveyed by Lamar Kelley, RLS, in April, 2011.

Merchantable Timber: Kingwood Forestry Services has conducted a variable radius 10 basal area factor prism inventory (one point / 2 acres) with 2 cruise lines running East and West. Based on the inventory conducted by Kingwood Forestry in May 2011, tree counts and volumes are estimated as follows: (Note: Majority of tract contains premerchantable pine and hardwood):

Pine Sawtimber: 334 Trees; 16,100 Board Feet; 166 Tons

Pine Pulpwood: 4,374 Trees; 175 Cords; 469 Tons

Hardwood Pulpwood: 1,027 Trees; 71 Cords; 215 Tons
